Himmarshee Landing showcases a five-story, 48,000-sq.-ft.
retail office building with a neo-Mediterranean style. The
attached five-level parking garage accommodates 213 vehicles.
Wrapped around the parking garage are nine high-end, three-story
residential town homes ranging from 2,100 sq. ft. to 3,700
sq. ft. An additional 9,500 sq. ft. of retail space completes
the overall 167,000-sq.-ft. building.
The Himmarshee Landing project is located on downtown Fort
Lauderdale's Las Olas Boulevard, an area known for upscale
shopping and dining. To address the tight, urban site, Moss/Miller
built the project in three phases to establish staging areas
for each phase.
The office building was built in the first phase, using the
west side of the site for laydown. During the second phase,
trades used the east side of the site to stage materials for
the parking garage. Town homes were built in the third and
final phase.
Moss/Miller self-performed the concrete work, providing the
owner with $500,000 in budget savings.

Nielsen Media Research has located its new campus on 39 acres
located in the middle of a natural preserve, with the expressed
goal of consolidating more than 900 employees from various
satellite offices in Pinellas County into one highly efficient
facility.
The phased project includes six buildings, each custom-built
to specific requirements. The project totaled approximately
778,340 sq. ft.
Phase one of the project included construction of a 45,000-sq.-ft.,
four-story building that houses Nielsen's technical facility
and is designed to withstand a Category 5 hurricane; 268,000-sq.-ft.,
four-story building featuring support office and conference-room
space; 41,000 sq.-ft., three-story building that includes
facility support as well as office space and meeting rooms;
16,000-sq.-ft., single-story amenities building that includes
a cafeteria; and 16,000-sq.-ft., two-story central plant with
mechanical yard.
Building "A" was actually constructed as part of
phase two. This structure is a four-story, 138,000-sq.-ft.
office building that includes 113,370 sq. ft. of additional
tenant improvements in an overlapping existing building and
a 48,944 sq.-ft., 600-space, three-level parking deck.
The campus was designed to meander over the preserve in lieu
of adding height. While this added to the cost of the project,
it allowed the campus to blend with the natural environment.
Large ponds in the middle of the campus originate in the preserve
and flow into the campus.
