The Las Olas River House is one of Fort Lauderdale's most
prestigious additions to the local luxury condominium market.
The uniquely designed condominium - billed as the tallest
residential building between Fort Lauderdale and Atlanta -
features two 42-story towers plus a 34-story building for
a total of 1.2 million sq. ft.
Upon completion, it became the tallest building in Broward
County. Altogether, Las Olas River House accommodates roughly
280 residential units ranging in size from 2,400 to 9,860
sq. ft.
The building foundation consists of 850 auger-cast piles
and concrete pile caps. According to Suffolk Construction,
all of the major pile caps, as well as some of the smaller
ones, penetrated up to 8 ft. into the water table.
With the jobsite only about 50 ft. from the New River, dewatering
was a major issue. At one point the contractors were pumping
nearly 2 million gallons of water per day from the site, without
polluting the river.
Suffolk and its team of subcontractors erected the main towers
at a rate of one floor per week. This was achieved through
a three-pour-per-week schedule to build the approximately
26,000-sq.-ft. floors.
The building's exterior wall system consists of blue-tinted,
floor-to-ceiling glass. The blue glass minimizes the heat
load to the apartments.
Amenities include a five-level fitness club and spa, semiprivate
elevators, media rooms, convenience store, library and a sixth-floor
recreation deck with putting greens and swimming pool.
