April Carolina Activity Down 23, 37 Percent

The value of new contracts signed in April for future construction activity decreased by 23% in North Carolina and by 37% in South Carolina, McGraw-Hill Construction reported.

In North Carolina, the value of new starts totaled nearly $1.8 billion for the month. As was the case in the preceding month, both the residential and nonresidential building sectors declined significantly, while the nonbuilding segment grew compared to the same period of a year ago. Residential starts, at about $1.2 billion, were 20% behind last April’s total. The nonresidential category fell by 35% compared to last year to tally about $448.5 million. Meanwhile, the volume of nonbuilding contracts improved by 22% compared to last April to total about $136.3 million for the month.

Through the first four months of the year, North Carolina contract activity is 11% behind last year’s pace, with a total of nearly $8 billion in new starts so far. The nonresidential category, at $1.9 billion, is 14% behind ‘06, while the residential market is 12% behind last year with a $5.2 billion total. The nonbuilding sector is 5% ahead of last year’s pace, with an $822.6 million total so far.

In South Carolina – which totaled approximately $850.5 billion for the month – all three construction categories declined. The value of new residential contracts totaled about $557.1 million, 31% below last April’s $810.2 million. Activity in the nonresidential category was off by an estimated 44% compared to last year, and tallied $235.1 million for the month. The value of nonbuilding contracts was also down significantly, by 55%, to tally about $58.3 million.

For the year-to-date, South Carolina construction is 18% behind the 2006 pace so far, with new contracts totaling nearly $3.9 billion. The residential category, with its $2.4 billion tally, is about 24% behind the 2006 pace. Nonresidential, at about $982.1 million, is 11% behind last year’s pace. The nonbuilding sector, at about $470.6 million, is 6% ahead.

Concorde to Build Livingston & Haven HQ

Charlotte-based Concorde Construction Co. announced it will serve as general contractor on the new Livingstone & Haven Corporate Headquarters and Research and Development facility.

The 55,000-sq-ft building will be built on 6.2 acres in southwest Charlotte and will include a two-story office space with a glass façade as well as an adjacent research and development building. The project was scheduled to begin in May, with completion expected in 2008. Clary Architects is the architect of record.

M.J. Harris Starts Emergency Dept. Expansion

Birmingham, Ala.-based M. J. Harris announced it has broken ground on its emergency department expansion project at the Carolina Pines Regional Medical Center in Hartsville, S.C. The project includes a 15,000-sq-ft emergency room and observation unit addition. The project also will add 17 treatment bays, two trauma bays and an expanded waiting area. 

Carolina Pines Regional Medical Center, owned by Health Management Associates, is the project owner. M.J. Harris estimates project completion by early 2008.

Leopardo Completes Hilton Head Westin Renovation

Leopardo Construction of Mount Pleasant, S.C., announced it has completed a 17,000-sq-ft renovation and modernization of The Westin Hilton Head Island Resort & Spa.

The two-phase project consisted of 8,000 sq ft of new administrative and accounting offices, as well as a 9,000-sq-ft Heavenly Spa, the first built at a Westin Resort in the contiguous United States.
