Carolinas Experience Double-Digit Declines in February

The value of new contracts signed in February for future construction activity decreased by 15% in North Carolina and by 21% in South Carolina, McGraw-Hill Construction reported.

In North Carolina – which totaled approximately $1.7 billion for the month – the residential and nonresidential building sectors declined, while the nonbuilding segment improved by over last February. Residential starts, at nearly $1.1 billion, were 22% lower than last February’s total. The nonresidential category fell 8% to tally about $438.7 million. The volume of nonbuilding contracts improved by 13% compared to last February to total about $204.2 million for the month.

Through the first two months of the year, North Carolina contract activity is 9% behind the 2006 pace, with a total of approximately $3.75 billion in new starts so far. For the year-to-date, the nonresidential category, at $939.5 million, is 3% ahead of ‘06, while the residential market is 14% behind last year with a $2.4 billion total. The nonbuilding sector is on par with last year’s pace, with a nearly $413.1 million total so far.

In South Carolina – which totaled approximately $807.9 million for the month – the residential and nonbuilding segments experienced significant declines in February, while the nonresidential category showed some improvement. The value of new residential contracts totaled about $540.2 million, 24% below last February’s $715.3 million. The nonresidential category improved by 12% to tally $213.9 million for the month. The value of nonbuilding contracts fell by 52%, to tally about $53.9 million, down from the $112 million experienced the same time of a year ago.

For the year-to-date, South Carolina construction is 18% behind the 2006 pace so far, with new contracts totaling nearly $1.7 billion. The nonresidential category is the only positive sector to date, with its $435.5 million tally approximately 11% ahead of the 2006 pace. Nonbuilding, at $124.1 million, is 46% behind the first two months of 2006. The residential sector, at about $1.1 billion, is 21% behind the previous year’s pace.

Rodgers-Dooley Starts on $150 Million-Plus Lowe’s Project

According to McGraw-Hill Construction’s Network, Rodgers-Dooley Construction of Charlotte has started construction on a new Customer Support Center facility for Mooresville, N.C.-based Lowe’s Cos. McGraw-Hill Construction estimated the 1.7-million-sq-ft project at between $155 million and $200 million.

According to McGraw-Hill, the project includes two Class-A office buildings measuring a total of about 750,000 sq ft; two six-story, cast-in-place concrete parking garages; a chiller building; site development over 135 acres; helipad sitework; and other items.

Prison Project in Butner, N.C., Wins Marvin M. Black Partnering Award

Colorado-based Hensel Phelps Construction Co. was the winner of one of AGC of America’s 2007 Marvin M. Black Excellence in Partnering awards, presented at AGC’s recent annual convention in San Antonio. The contractor was recognized for its work on the new federal correctional institution in Butner, N.C.

 “This year’s winners comprise the nation’s best projects,” said AGC’s CEO Stephen E. Sandherr in a press statement announcing the awards. “AGC developed these awards to recognize exceptional projects for their ability to achieve a common goal, honor all stakeholders, perpetuate partnering, resolve conflicts, improve communication and incorporate team-building activities.”

The Butner project was one of just seven from across the country to win this year’s Marvin M. Black awards, and the only one from the Southeast United States.

Construction Starts on North Myrtle Beach Condo Towers

The Hoffman Group, a Myrtle Beach-based developer, announced the start of construction on its North Beach Towers project, a North Myrtle Beach condo development. According to the company, the twin 18-story North Beach Towers, located on a 7.5-acre oceanfront site at the southernmost point of North Myrtle Beach, will be the oceanfront anchor of North Beach Plantation, a more than 60-acre resort community that the Hoffman Group is developing.

The twin towers will be referred to as the Indigo House, with 180 residences, and the Jasmine House, which will feature 162 residences.

According to the company, Winchester Development is building the towers.

Highwoods Properties Announces Development of Raleigh Office Building

Highwoods Properties announced it will begin development of GlenLake Six, a $22.6 million, 122,000-sq-ft multi-tenant Class-A office building with structured parking in the Glenwood/Creedmoor submarket of Raleigh. This will be the third of seven buildings Highwoods plans for its GlenLake office park.

Construction on GlenLake Six was set to begin in March, with completion anticipated for the second quarter of 2008.

Hoar Completes Raleigh’s First Integrative Health Care, Fitness Center

Birmingham, Ala.-based Hoar Construction recently completed a 187,000-sq-ft comprehensive health-care facility for the American Institute of Health and Fitness in Raleigh, N.C. This new facility is the first integrative health care and fitness center in the Raleigh area.

It incorporates all necessary ancillary health services including medical and surgical physician offices, a surgery center, dental health center, radiology services, laboratories, physical therapy, pharmacy, sports medicine, a fitness center, spa, clinical research, voluntary health organizations, a café, daycare services and a 300-seat conference center.

Design for New Hospital in Elkin, N.C., Under Way

Nashville-based Hart Freeland Roberts Architects and Engineers has completed a campus master plan and has been approved for preliminary design for Hugh Chatham Memorial Hospital in Elkin, N.C.

The master plan has been the first step in a planned $25 million expansion and renovation of the hospital.

The hospital is managed by Alliant Management Services, based in Louisville, Ky.
